How long does it take to build a new home?
On average, building a new home takes 6 to 12 months, depending on several factors:
Permits & Planning: 1–3 months
Construction: 4–9 months
Delays (weather, inspections, materials): can add extra time
A construction mortgage and a turn-key home are two different ways to finance and build a new house:
Construction Mortgage
You finance the build in stages (called “draws”) as the home is being built.
You pay interest only on the money drawn so far.
You often need a larger down payment (sometimes 20%+).
You manage the build or hire a contractor, and inspections happen after each stage (foundation, framing, etc.).
This is common when the buyer has their land already acquired.
Turn-Key Home
The builder builds the home entirely, and you buy it once it’s fully finished—just “turn the key” and move in.
You are required to do a 5% builders deposit at the start of the build and not additional funds are required until the day of closing.
You get a traditional mortgage at closing, just like buying a resale home.
Less stress and no progress payments—everything is included in the final price.
What is a builder's deposit?
A builder’s deposit is an upfront payment made by the buyer to the builder when purchasing a new construction home. It shows your commitment and helps the builder cover early costs like permits and land excavation and framing materials.
Typically ranges from 5% to 10% of the home’s price depending on the total price of the build.
Paid before construction starts once the buyer has provided a finance letter for the final build amount. The builder will provide a receipt for this deposit and it is considered a partial payment towards the build.

What is a builders schedule /appendix
A builder’s schedule (or appendix) is a detailed document attached to your purchase agreement that outlines what the builder is including in your new home. Think of it as the blueprint for features, finishes, and timelines.
- It typically includes:
- Construction timeline and possession date
- Materials and finishes (e.g., flooring type, countertop style, lighting)
- Allowances (e.g., budget for appliances or fixtures)
- Upgrade options and costs
- Warranties and builder responsibilities
- This schedule protects both you and the builder by making sure everything is clearly spelled out before construction begins.

ICF (Insulated Concrete Forms) is a modern building system where hollow foam blocks are stacked like LEGO and then filled with concrete to create strong, insulated walls— is an energy efficient construction material that provides maximum comfort and energy solutions for your entire home. Javelin Homes uses NUDURA ICF which helps provide up to 58% energy savings compared to traditional building methods using wood.
NUDURA forms have several great advantages, such as being manufactured from 100% recycled polypropylene and steel, creates less waste during the construction process (which is all 100% recyclable) and is mold resistant. They also reduce the amount of carbon emissions, reducing the amount of fossil fuel used for heating and cooling your home.:
